Occupancy Standards are a maximum of two (2) persons per bedroom (unless newborn under 12 months). No more than two unmarried adults occupying the unit at one time.
RESIDENT SELECTION · If cosigners are needed, they must also complete and sign an application. This is not our usual policy and is reliant upon the owner or Property Manager for approval. Cosigner will be responsible for the lease should the occupying tenant default. · The processing fee is $35.00 per applicant. This is nonrefundable. If applicant is accepted, property will not be taken off the market without receiving a deposit. Also needed, copy of drivers license and valid photo ID so that we can assure owners and management that the person applying for the unit is actually the person occupying the unit. · Applicant’s credit history must not contain an eviction, bankruptcy, judgments or collections within the last year. · We will check with your prior landlord concerning late payments, complaints, damage to unit, and notice to vacate. Applicant releases from liability all persons or entities supplying such information. · We must be able to verify income through pay stub, 1099, W-2, and company letterhead memo. Applicants must earn three (3) times the monthly rental rate. If you are self-employed, we will need a copy if your most recent tax return. · Roommates must qualify individually. Legally married couples may qualify jointly. · Have you ever been convicted of a felony? If so, please explain____________________________________________________ __________________________________________________ EXCEPTIONS If the resident criteria cannot be verified or are unsatisfactory, an additional security deposit or additional rental amount may be required. APPLICATION REJECTIONS If Storm Realty rejects an application for rental, the applicant will be notified. If the cause for rejection is due to credit history, the applicant will be given the name and agency reporting service and information on how to contact them directly. LEASE AGREEMENT Our lease is a binding contract, which may not be broken unless our early termination requirements are met: You may only terminate this lease before the initial term by (a) giving management thirty (30) days written notice and (b) paying an equal amount to one month’s rent as a cancellation fee. The foregoing shall not relieve you of your obligations and liability for damage to the property. I have read and understand all the conditions of Storm Realty rental policy.
